Land Utilization in Pakistan
Land utilization is very important topic for the day to discuss. Through this we come to know that how a small or big piece of land could be utilized for a purpose. In old days Red Indian people or villagers cleaned up a bushy area for living and cultivation purposes. Most of the people cleared the land without the permission of government because the land did not occupy or register to government at that time. They cleared and leveled the place and cultivated that to feed their generation.
Domestic use of land in Pakistan is mostly for agriculture and building houses is common. Cultivation also has a commercial aspect of land utilization. Pakistani agricultural sector is growing very fast day by day and giving domestic and commercial benefits as well. Real estate business is also growing its potential due to immense population of Pakistan. Low cost housing idea has become more worthy than costly housing schemes in the country. Initially low cost housing schemes get their position in Karachi and in all over the country gradually. Building separate homes would be very expensive back in past and in present too but the wonderful idea of apartment building was fabulous that got its advantage in all ages. All such type of societies initially fulfills the need of the poor by reducing the building price without compromising on the material quality and it also increase the land use density. The construction industry is like mushrooms in the country with land utilization ideas. Prefabricated houses are also a part of these low coast housing idea.it starts in Pakistan near about late 70s and gained value on immediate basis in Karachi first. Only one company ran the business successfully in prefabricated houses. Later that particular company left the low cost housing idea behind and joined the precious and spacious building business. After that people got much loses in the field. It’s a label especially on Punjab that its housing markets are not working efficiently. The total annual national investment in housing is 160 billion and housing markets contribute only one percent to Pakistan GDP. Its reason is that individual owners of the land contracting small builders rather than proper engineers of the field. The government data shows that governments share in the construction sector has increased from 17 percent to 42 percent. Hundreds of Islamabad plots are available for buying and selling for domestic purpose.
Land use for sports activities is also very common. Big cities like Karachi, Islamabad and Lahore are having many sports activities. Government and private sector leaving play grounds and sports clubs for sports activities. There are parks and separate adjoining areas to play and walk.
Commercial use of land in Pakistan is more important in various aspects. The people are purchasing and selling land only for the sake of business and gaining money at one hand. Business of property is on peak these days in Pakistan, some people say that everyone having money is ready to buy without bothering that what is the cost? Housing schemes, Big Malls & Plazas having lots of shops are more profitable on commercial basis.
